@Nicholas Smith @Christopher Phillips Thanks for the responses guys. It will be a cash buy. The owners purchased it a year ago with the intent to fix it up and rent it out but they didn't so now they're selling. It's kind of a dump but figured it was a win-win since I am getting it for so low. I've provided some more detail below:

Purchase price: Less than $5k 

Type of house: Baltimore (city) rowhouse 

Comp (only have 1 available): $55k in Dec. 2019. -- *this comp is a few doors down*

Hey BP fam! Getting the property for next to nothing. But I'm pretty sure it will require a full gut and renovation. It's also likely that the repairs amount will exceed the ARV.

ARV: roughly $60-$70K

Should I buy and hold this in hopes that the area improves? Maybe wholesale it?

Newbies to Real Estate here :) Let me start with I have enjoyed the many posts here on BP!! 
My bf and I have been doing the research, learning, saved some money, gotten our LLC, and are now ready to get jump in. We are based in Annapolis, MD and have tried the wholesale thing a few times! We had a few deals that fell through (mainly foreclosures) but we are grateful for having learned a lot in the process. Now that we've saved some money, we're ready for our money to start making some money!

1. Our first strategy was to find a great foreclosure auction deal, go to auction prepared with our max bid after running ARV and wholesaling it shortly thereafter (using our own money for the deposit). Aware of the risks it run which is why it'd have to be a good deal but anyone have a good experience with this?

2. Short term goal: Interested in doing a JV right away as we have a Buyer on standby! No particular area is off limit. We're very familiar with PG County and Anne Arundel County but again, no limits. Very interested in the Baltimore area.

Annapolis is great but you need to know the specific streets. There are areas where you'll see $150k houses three blocks from $1MM homes. But you need to know what you're getting in to on the $150k homes.

Edgewater, Glen Burnie, and Pasadena are a few places where investors seem to do better.

I'm in the Annapolis area so if you ever want to meet for coffee I'd be up for that.

You shared great insight Ben. I definitely agree that you have to know the city before jumping in. Surrounding areas are definitely promising! The County has a lot of potential. I just got a home under contract in Annapolis. Looking for a serious buyer for a great buy and hold/ rental investment tucked away in Annapolis. It’s in the marketplace if interested :)

 That’s great advice Ken! I’m still new to this (four months in) and I’ve had two potential leads. Create a script that you’re comfortabke with!
