@Sarah Sanchez-Vega Love the hustle, and your drive! Biggest question is if the YouTube income is sustainable? Can you keep/grow your audience to insure financial security into your 30s/40s? If not, I recommend reading books on REI, staying in the forums for now. When you graduate high school learn a trade (plumber, contractor, electrician, etc.) or go to college to learn another skill set related to REI. While in college/trade school house hack your first deal (purchase a duplex/triplex/quadraplex). Not only will the skills you learn from trade school/ college while house hacking be immeasurable to REI, you'll have a career to help pay when the roof caves, plumbing bursts, etc. Your life will build upon what you do now, so plan for the ups AND the downs and look at the long term.

Hey @Brooke Dacus you should come to the next REI meetup in February! @Austin Hughes gave a pretty good talk about analyzing deals at the last meetup in January. There is a Lubbock REI FB page where they post the events.

Hey @Firen Forrest! You're definitely on the right track with Texas! I'm a Real Estate Agent here in Lubbock and can confirm everything that @Mason Moreland said about the area. Highly recommend you reach out to his brother Matt Moreland (you can do so via BP), great guy and extremely knowledgeable! Lubbock is like its own little ecosystem where a lot of money flows in from college kids, and only a little goes out due to the seclusion of the area (DFW, Austin, San Antonio, etc. are at least 4.5 hour drive away or farther). Hope you find what you are looking for!

I agree with @Filipe Pereira and will also add if you are purchasing a property who already has tenants to insure you recieve their security deposit from previous owner and depending on your state laws, let the tenant know you have recieved it.

Good morning BP! While im not exactly "new" to BP this is my first post, so ill jump right in. Over the last year I've been reading and learning (via BP and books) everything I can about real estate investing and have recently recieved my real estate agent license. Im needing recommendations on real estate brokerage companies that Lubbock, Texas investors enjoy working with as well as agents who also invest to hang my license with. I will be buying a few properties next year and would love to do the "grunt work" for another agent beforehand in order to gain more knowledge on the area.
