@Jing Xu Of course! We (my husband and I) are buy and hold investors. The property we just purchased was a new built, but we went straight to the source. I highly recommend you reach out to @Matt Moreland, he is a local investor/real estate agent who I have worked with and highly respect. @Jing Xu Lubbock-Cooper school district is an excellent area to invest in, lots of growth! Personally, I just closed on an investment property in that school district.

@Jing Xu, I don't know much about Morris investments, but you should do a quick BP search on them, they have been discussed previously. Are they the ones managing or do they higher out? There is only so much you can do to avoid taxes, but I would look at other properties in the neighborhood in LCAD and see what they are being taxed at, remember you won't get the homestead exemption.

@Jing Xu like Stuart mentioned, unless you have a deal worked out with PMs already, expect 10%. Also, go to LCADs website and type in the address in the search engine. This will pull up exactly how much in taxes that has previously been paid on the house. I believe that is in the Lubbock-Cooper school district so expect the amount to increase as 3 new schools were just approved to be built.

@Joe Splitrock- Thanks for the clarification, I probably should have been more specific when I said "BP recommends". You are absolutely correct, it's not BP specifically but the general concensus from the BP community (at least the forums I've read and the podcasts I've listened to). I definitely made a generalization though, you can absolutely find quality Realtors that do not invest and do exactly what yours does.

@Frank Lin- BP always recommends when looking for an Agent to find one that also invests. They will have a better understanding of what you want. You can also use BP to see a list of Agents in the markets you're looking at, but I recommend you go a step further and search for these Agents in the forums and see what they have said.

I highly recommend @Matt Moreland. You can do a search for him in the BP forums and will find that he is experienced and very knowledgeable on the area.

@Stephen Cucc you are definitely in the right market for workforce housing. Lubbock has the only Level 1 Trauma Center for ~500 miles with established Residency programs. Along with the medical system, there are several Colleges (including Texas Tech University), a robust farming and manufacturing industry (including some of the best vineyards in Texas), and the fact that the closest city over 100k is 2 hours away, the economy is booming in the "Hub City".

@Jennifer Hung While I do not know their work personally, I think it's fair to assume that one shouldn't do business with someone who was/is being investigated by an Attorney General and the FBI.

Reading the news articles it seems they were selling dilapidated homes as turnkey to out of state investors. If you choose to work with them however, I recommend flying out, or call a Real Estate Agent/Contractor/friendto video call you, and see the property before you sign the dotted line.

@Matt Moreland have you heard anything about these companies here in Lubbock?

You definitely have a chicken and egg situation since you're trying to find a multimillion dollar deal without any money. Your best bet is to find a relatively new agent who is hungry to work with anyone, just make sure you give them your criteria (you may expand your criteria a bit so you can personally weed out potentials). Just be prepared to do a lot of work yourself. They may not know a deal is a deal due to how new they are but if you're willing to put in the work they will do whatever they can to help. You can also contact an agent on the BP network for your area and explain to them what you are trying to do, you might get lucky that way as well.
