Hi BP fam,

I am selling the first investment property I ever purchased. It is a cash-flowing property with opportunity to raise rents as is. If improved, rents could be raised even more. Usually fully rented, one vacant unit currently, one very long-term (12+ years) tenant. Currently professionally managed. Could save money by self-management if local. The units are in good shape. Hi Anna! If you're looking for a long-term rental, I would agree with these guys and say multi-family is the way to go. 

The HOA for condos is typically higher by the beach and especially on the West Side. They also have more stringent rules, and they can dictate who you rent it to. I would want to avoid that.

There are definitely SFHs in Simi Valley and surrounding areas. In this market you will likely be offering over asking, but you can find them, especially if you're willing to put in a little work. Good luck with your search!
