@Sean Mcmahon as an agent and investor myself, I can attest to the fact that the pie is big enough for everyone to take a slice. I don't have the capacity to pick up every home run deal for myself- I do however, have clients with very large portfolios that DO have the capacity to scoop them up- either way its a win win for the both of us...I make the commission, and they get an awesome deal. By keeping them happy, I am also winning by developing a long term relationship with someone who will continue to come to me for deals.

@Marc Rice a little bit of each, I’m ok with the funding, it’s more so making sure I don’t get in over my head with my first rental. It seems like a good deal, but I don’t own rentals and I would be buying 8 properties all at once.

So I have an off market portfolio that seems like a good deal. Seller is willing to seller finance and that’s a huge help because since I don’t have a W-2 job, lending is an obstacle for me. Does anyone have experience with acquiring a portfolio? Any and all advice would be very much appreciated!!

Does anyone here buy portfolios in the Philly or South Jersey market? If so what do you do to analyze the deal, what areas you focus in, and what do you do if the portfolio is spread across 2 states? Numbers seem good, but I want to make sure. I have an off market portfolio that I am considering!

@Emily K. ive been helping a bunch of investors in the same shoes that you are currently in. Theres always creative ways to make deals work. When youre at a point where you don't have as much money saved, but have a goal in mind- thats when your mind comes up with the most creative ways to put deals together, bring in partners, and ultimately make the deal work. I'm always happy to help where I can too!

the BRRRR strategy leverages debt very heavily, which can be awesome- yet risky when your dealing with the amount of non paying renters there are right now in Philly.
