My partner and i are considering delegating out cold calling for our wholesaling business to a VA. does anyone have any advice or experience in doing this? our main concern is the conversion numbers. we have a powerdialer and all the back end CRM and Trackers in place.

I am looking to buy a poconos house to AirBnB (and use personally from time to time) and am in need of a hard money lender that works with STR's or AirBnB properties in specific. Any suggestions or tips would be greatly appreciated!

@All thank you all for your kind words and encouragement. Updating the previous post: I have since signed on with a broker and have been investing countless hours in my real estate business. I received my first commission check just 3 months after signing on, and as of today I have closed on my 15th deal. total business closed for January is officially 1.4M

this serves as a reminder that whatever your goals are, if you want them bad enough, you will find a way. I am agent of the month in my brokerage and have other agents asking me for help and recommendations (even ones with more experience than me). read, read and read. education is your biggest strength, and BP is a huge contributor to my knowledge in the industry. as of a week ago I just got a house for 1.3M under contract and scheduled to close in March- not a single agent in my office has ever sold a house over 1M.

years of experience alone means nothing in this industry, ive worked with agents that have been agents for over 20 years- while I am only 4 months in, and they were asking me for advice. Be confident, and educate yourself as much as you can. I have completely submersed myself in real estate since I have started and all I can say....is that I wish I lost my job sooner!

* The foundation must be structurally sound.


* Water must drain away from the foundation.


* Utilities, including water, sewage, heat and electricity, must be turned on during appraisal.


* All appliances must function properly.


* Water pressure must be adequate, with hot and cold water available.


* Paint cannot be chipping, peeling, flaking or otherwise defective.


* Electrical outlets and switches must function properly.


* Windows must open, close and lock.


* Roofing cannot leak and must have at least two years of life remaining.


* Attics and crawl spaces must have vents and be free from damage.


* No active termite infestation.


* The property must be reasonably free from environmental hazards, odors and excessive noise.

@Sean Mcmahon as an agent and investor myself, I can attest to the fact that the pie is big enough for everyone to take a slice. I don't have the capacity to pick up every home run deal for myself- I do however, have clients with very large portfolios that DO have the capacity to scoop them up- either way its a win win for the both of us...I make the commission, and they get an awesome deal. By keeping them happy, I am also winning by developing a long term relationship with someone who will continue to come to me for deals.
