I intentionally bought my property in a non-HOA area because the hoa's are heavily restricting STR's… now I saw a post on my municipality's website with updates to the STR rental ordinance and they are discussing it in the town meetings. What are you all doing if you're experiencing the same problem?

property is at lake Wallenpaupack by the way

Which township/county? I did the same thing as you, bought in palmyra township, pike county.

So i actually realized i was on the wrong townships website- i didnt realize there ware 2 "palmyra townships" im in greentown- and we actually dont have any real STR restrictions

what is the most effective way that you are building your buyers base?

we are now starting to see some deal flow and are having some trouble with moving them.  We are leaning heavy on FB groups, but many of them require post approvals and take forever to approve posts.

What's the issue? That she's not leaving all her stuff?

the issue is that i need to find her a place first...and she needs the cash from the sale of her place- so there's really no place for her to go in the interim

So I came across a flip opportunity from my mailers. The owner is a 90 year old lady who lives in this 6 bedroom home and is a hoarder… she wants to sell, and move- however wants to bring her things with her.

I’d love to make this happen for her, however I can’t rack my brain to figure out logistically how to make this happen. She needs the proceeds from the sale in order to purchase her next place.

It also seems that she doesn’t get along with any of her kids, so that’s no help either.

ideally I wish she would just leave all her things because then I’d close on her place, find her a new place, and give her a month to move out, then just get a cleanout crew in there.

What would you guys do?

Hey @Brandon Ribeiro how's the process going? I'm looking around Lake Wallenpaupack as well currently.

Hey Ben, we closed about 4 weeks ago- been doing cosmetic updates every weekend since then and should be ready for our first rental in October!

I would be happy to help you find something

As a full time agent I get clients that ask me to look into certain markets that I wouldnt have otherwise thought to look in. Today was of those days- had a client reach out to me about Schuylkill County.

You can get a standard row home or even detatched home for under 50k.... rents for that same property are around 800-900 / mo

I dont see returns like this at all where i live! Does anyone have any experience in Schuylkill County or have any connections such as property managers or such?
