I am looking to get into real estate investing in the Montgomery County, PA area more specifically conshohocken. I just graduated college, in the process I had 15 hour weekly commutes, so I definitely got lots of BP podcasts under my belt! I am blown away with the real estate investing industry and would love to get started even it it would be helping an experienced investor just to gain some knowledge. If anyone has any tips or could point me in the right direction please let me know, I would greatly appreciate it. My goal is to buy a duplex to house hack by next May. If that doesn't work out, a townhouse is my next bet. If anyone in the area would like to meet up for some coffee that would be awesome! Thank you all for your help!

I am looking to get into real estate investing in the Montgomery County, PA area. I will be graduating college this weekend, and already have a job lined up. Since august I have driven 15 hours a week to and from school and have done nothing but listen to BP podcasts which I can thank for keeping me sane. So my plan is to buy a duplex to use as a househack. I currently live in conshohocken, pa and rent is about 1400 for a 1 bed 1 bath. I do split it with my girlfriend, however I would like to cut that cost out of our expenses. What type of financing would be the best approach for me in my current situation? Another option if I can't find a good deal in a reasonably good area is to buy a townhouse, finance that, then later in 2017 buy a single family to flip, and use the profits to put down on the townhouse. I obviously am a newbie and would love to learn more about this. I am a very handy person, so a run down property would actually be of preference to me so I could fix it up to my own standards. Thank you!

Hi Joe, Thanks for the feedback!

So my plan was to actually do everything with my source of income. Real estate is obviously not a couple hundred dollars of an investment, so i wanted to do as much as i could with my own money before bringing her into it. She does not know much about real estate so i wanted to use my own money to show her that it is actually not as hard as people paint it to be. then maybe one day i can bring her into a deal too.

Do you think it is a good move?

- my goal was to find a multi or even just duplex so that the rent would cover the mortgage so i could live essentially "rent free". even if i am not cash flowing from the property, my main concern for my first acquisition is simply to eliminate the cost of rent from my and my girlfriend's life. i feel like it would allow me to be much more flexible with what i do with my money.

Hello everyone, My name is Brandon Ribeiro. I am graduating college next week and already have a job lined up. i've been listening to BP podcasts on a daily basis and reading real estate books regularly for the past 6 months. Ive come to realize that the rent i am paying at my apartment ($1,400) a month, split between my girlfriend and i is way too much money for what it is (1 bed 1 bath). I am very handy, and have done full reno's with my father since i was about 13. with that, i would really like to find a duplex or multifamily of some sort in my area so i could house hack. my lease here is up in may, so by then i should have some money saved up with my job, and use that for a down payment. The problem here is that i would really like to stay in my area (Conshohocken, Pennsylvania) however real estate is expensive around here. I would love to meet investors in my area and just get some more knowledge about real estate investing in general, i would love to be a sweat equity partner with anyone who would be interested so i can gain some knowledge. I am open to any work that may need to be done even if it is unpaid. My overall goal is to find a place that i could use to househack by the time my lease here is up, so that could cut out a major cost for my girlfriend and I. even if the rent does not cover the full mortgage, $1,400 a month is pushing it.

Thanks again to all the BP members for all the help and support!

hello everyone, my name is Brandon Ribeiro. I am a newbie here to BiggerPockets,  however I have listened to nearly every podcast. I'm finishing up my degree in economics at Millersville university and I commute every day from conshohocken, pa. It's a 15 hour weekly drive, so all I really do is listen to bigger pockets! I'm pretty sure I've learned more listening to the podcasts this semester than I actually have in class! I am really looking to get into the real estate investment industry and am ready to put forth all of the effort necessary.  With 5 weeks left to graduate and several job offers on the table, I'm really looking forward to getting this started. I would love to sit and talk, maybe even be a hands on partner with an experienced investor so I can learn and gain some experience.
