getting a long term tenant out

Hey all, I have a duplex in upstate NY that I want one of the tenants out.   This tenant has been very difficult.  She's hates me because I'm white (she Told me that before), she doesn't let contractors in, she communicates very poorly and she often late on rent, although she did catch up recently.  She is a giant stressor for my business and I simply think it's best if she moves elsewhere.  She's been living there for over 3 years now and from what I heard, I need to give her 90 days notice and send her a certified letter telling her we will not be renewing her lease (expires may 31).  I have a feeling she'll stop paying as soon as she receives this notice.  Do I have to give her a reason why we are not renewing her lease?  Any other helpful tips and strategies are appreciated... Thanks
