Woonsocket is a good buy and hold town.  It has very high standards for flips (they make you bring almost everything up to code every time even if it's not something you are going to be touching)  but the rents are reasonable and it is often said that if you provide a washer and dryer (even coin op) you will have tennants for life.  I rarely see flip opportunities but you can usually make buy and hold work for some of the units that come on the market.  the rest that move I think are folks that are house hacking as owner occupied units.

Reciprocity is easy.  Pm me and I can send you the info.  Or just go to the RI DBR website and download the packet.  You will only be able to get reciprocity if your broker is licensed in both states.  If they are not you will need to reaffiliate.

Investment deals without agency are done under my entity name. Either myself or partner act as signator Investment deals needing representation are done under my license (as an agent) and with my partner signing for our investment company.  I am paid at a different (higher) split for my own investments vs regular "retail" real Estate transactions with my brokerage.

I have found the training my brokerage has given me and the access to other agents to have candid discussions with to be of tremendous value to me in my investment career.  It hashould answered so many of my questions  (both good and bad) about how agents work and what probably really happened to deals I worked on that blew up before I had my license.
