Some brokers provide e&o insurance, most don't, so be sure to ask.  Mine does so I just sent them a copy of my brokers when I got mine.  A few of my friends have had to get a policy before they could affiliate and get their license and one friend had to buy his but it was provided through the brokerage...

Right now in the RI market motivated sellers are the holy grail. As an agent that is actively looking in the RI area, I can tell you that MLS access is helpful but if you want to find deals you need to do marketing and networking. The competition for deals on MLS is nothing short of cut throat. Pocket listings are a little like unicorns right now just because inventory is so low that brokers don't have enough on the market to justify holding off on listings for anyone. That being said if you need to get an MLS search done you can have an agent set it up to come to you daily, hourly, or nearly instantly. Talk to your agent about increasing your frequency for the searchs. If you don't have an agent check out my profile and reach out I can recommend someone near you.

about 30 dollars a month for MLS access and then $500 for your yearly dues to realtor and then another monthly access fee to realtor as well based on how many boards you join

I live in Medway and work as an agent and investor in both MA and RI. The family business is RI based and we primarily flip in RI. MA agents will often refer to RI as the "Wild West" of real estate. Some towns do offers, some go straight to P&S that's just the beginning. As an out of state entity you will get whacked with ano additional tax on the sale so if your looking to flip be sure to add that to your repair numbers. For buy and hold you need a registered RI agent not a big deal unless your managing the property yourself. The market is about as hot as the MA market in most areas. Even Woonsocket is busy.... On a very basic view of things similar properties in similar areas of MA and RI have different Sq ft pricing. RI seems like a deal for most MA investors until they actually go and do a deal. Each town holds its own property records @Anthony Thompson has a great site that links them all for you. So for motivated seller lead follow-ups you won't have County documentseat you will need to go to each town for due diligence info. Most towns don't have electronic records that are easily accessible. But some like Providence do. Interview local contractors.... most of the towns don't have online info about local building codes so you have to go to the town hall and get the local information. Woonsocket comes to mind as an extremely persnickety code enforcement community. Water mains must meet a guideline and they pull Co's for sneezing to ensure that the buildings are being flipped well. I think Anthony hit it right on the head.  buy and hold is a get rich slowly scheme.  I believe it's a solid one, but your mileage may vary.  I find that people think flipping is a get rich quick option.  In my experience it's also a get rich slow program that takes more work than most folks understand.  Everyone has heard of "someone" that keeps hitting home runs and plays golf all day.  I have not.  I have however met a lot of folks that have a very flexible schedule and a lot of responsibility that work in Real Estate, but they all work more than they golf.
