The search function is basic for non paying members
Slightly improved for paying members.

You can improve your search through the use of Booleen operators like +,-

Also keyword search is a way of getting emails when certian types of search's are looked for.

People have been wanting an improved search engine for years

If you are going to use sites like Realtor.com, then it;s better to engage a real estate agent , they can do much better MLS searches for you. including off market properties/expired etc.

If you refinance at take all of the equity out of a property then it will may not cash flow. The idea behind BRRRR is that you will then use that equity to purchase your next property, So if the 1st property has 30K of equity, you have 30K towards next property, and on and on and on. However of you pull equity out to live on, then may end up negative. In a rising market BRRRR can work. In a declining market which is expected , then Cash is king.

You need to contact a Real Estate Attny ASAP with a copy of your Contract. The numbers you mentioned,your market,the current financial environment are causing many new home buyers in Maryland to cancel contracts. Another consideration is what happens if you loose your job or are furloughed prior to settlement. Lenders are verifying jobs,finances sometimes up to the day of settlement.

I started with a HELOC, then moved on to all Cash. I'm not a fan of BRRR, as the current market shows that when tenants don't pay you could be put in a bind.

You might want to look at 203K Loans with a lender, a slower process, that includs a contractor.

Long term leases are best. The only issue will be if YOU can adjust your expectations to accommodate the expected issues with living UNDER your tenants such as tenants (walking at odd hours,friends over,parking,trash,different work hours,infants,use of common areas such as yard)

The best thing you can invest in is soundproofing and carpet padding upstairs.

Google is your friend, search for terms, but before you do go to amazon and buy 4-5 books on real estate flipping.
