What are the best sites to look for foreclosures or distressed multi family properties. I used realtor.com and only found a few and they are either pending or slim pickings

Hook up with some note investors who buy distressed assets. They foreclose 25% of the time and you can get a good listing of properties in foreclosure and future REO's
