Hi Everyone,

I'm a Texan at heart but I've recently moved to Washington DC to be closer to my girlfriend who is a student at Georgetown. I'm licensed in both Texas and Maryland, and I have completed approximately $3.5 million in transaction volume in TX YTD. Given the market is completely different out here in Maryland, I'm interested in meeting with more Realtors who are dominating the DMV. Wholesaling is also a business I've had success in so if anybody is in that industry out here, please reach out.

Your strategy is logically sound. What is your monthly expenditure going to be from doing this (on rent, utilities, etc.), and what is your down payment you need? How are you going to finance the project (acquisition and rehab); and what is your exit strategy?

I find it very interesting that you established an interest in Galveston TX of all places, given you're local to California. I am a local Texas Realtor and investor. As mentioned above, the Galveston Airbnb Hosts page on Facebook is a great place to start. I have a number of single-family and condo properties in Galveston County that may be suitable for what you are looking for. I can also put you in touch with a property management firm in Galveston that specializes in STRs.

Have you identified a particular area of town? Do you know what particular restrictions / requirements you will need to make to the property for it to be suitable as a assisted living home?
