Post: Does the siding contain asbestos?

Typical asbestos siding doesn’t look like what you see, but it’s hard to say what you have. In my area (my house included) there is asbestos siding and it is no real concern. When I spoke with the building department about a possible flip on my street with it, they told me to leave it in place and go over it. They had no concern/issue with it remaining.

It isn’t realistic for a contractor to come look at properties (yes plural, you will look at a LOT) for free. You can offer “referrals” however that doesn’t guarantee him anything. I’ve had contractors come do free estimates on houses I was interested in, however I had paid them thousands on multiple other jobs prior. This is one thing wholesalers need to learn and be good at.

Did you check any YouTube videos on this? I just put in a vinyl plank floor and it wasn’t bad at all. I imagine the manufacturer had some literature on the install that can help too. For my install a rubber mallet worked perfect to lock the ends in together.

A few suggestions are to give him a drop dead date he needs to come back and start work (and finish). If he doesn’t you need to find someone else to do it. Being a handyman verse a contractor I bet he gave you a low price, you will end up paying more in the long run, and he probably doesn’t have insurance or bond to go after. Tough break here but it does happen.

If you are wholesaling, don't go get a fake POF... tell the seller what you are doing. They may squash the deal, but I would rather lose a deal to honesty then lie and get a deal that could possibly find me in trouble if I couldn't assign/close. What happens if you can't find a buyer and the seller demands you close as you've shown proof you have the funds.

Never done one out of state, however wholesalers usually don’t work with realtors, so assume they won’t want to.

They are assigning their position in one contract, to you in another contract.

The most important parties to have involved, would be title and attorney (if you are in an attorney state).

This must be very area specific. I just got a quote for my tiny kitchen, $3300-3600. I do agree on always doing granite on flips.

 I’m aware of the different grades of granite. Also your comment about NY state being gouged... hard to avoid when you invest in NY state, which is why I noted this being an area specific thing.

 I don’t have anything on the computer (had a computer crash a couple years ago). It was the rear of a garage foundation that had broken from the sides and pushed back. The garage floor heaved and broke apart. Had to remove and replace a 6’ high (plus an additional 4’ with footing below) concrete wall, as well as the entire two car garage floor include base material.

The market dictates the return. I was in CT and made more on flips then here in NY. There is a TON of competition (I'm close enough to NYC that we get people from there who do volume and will accept a lower profit). I would love $40k on $200k (ARV) deals, but that's not always realistic.

I use Zillow and the assessors database to confirm actual sale prices/dates. As far as seeing if the house is an actual comp, that’s harder if you can’t see photos.
