Out of state + buying wholesale

I had a few questions on buying wholesale deals while out of state

1) Do you have a local RE agent represent you, or do you work directly with the wholesaler ? 

2) How does the transaction typically work ? For example, does the wholesaler have the property under contract, and they sign "another" contract with the buyer and they collect the difference, or is it commission based ?

3) Who are the most important parties to have as part of this transaction ?
