Unless I intended to keep the countertops (due to them being something nice) I wouldn’t reface. I’m not sure there is any cost savings to be had really, assuming the existing cabinets need to be repainted after all new doors and drawer fronts are built/installed.

 Probably no chance this is a deal if it was a listed property. If you assume a $400k list, you have it under contract for $360k. You now try and wholesale it for what? $380k? If no one bought it or made acceptable offers at $400k asking, I doubt they will at $380k asking price... just my theory.

I’ll pile on... I would leave the roof. I would however replace that garage door. The tree should be removed from this photo.

I wouldn’t do Engineered HW. I have it in my primary home and it doesn’t take abuse well.

I imagine this is not a deal. Why would a realtor who holds seminars on how to flip houses (so they have done hundreds of flips) be willing to let a wholesaler deal with their property? My guess is you will be getting pitched some guru seminar or something of the sorts being as you are a new wholesaler and that seems to be the target audience for most of these types.

Has your agent done any HUD deals? The ones I have done the agents get paid out of the offer. I just offered $70k on one. My offer didn't change, the agents fees come out of that dollar amount. From my understanding HUD has a formula they use, where they will accept offers that net them a certain percent of the asking price after the realtor fees are removed.

Get your paperwork to title/attorney, get your inspections completed and get your financing in order. If you aren’t the actual buyer, you need to Get the paperwork going and then get a buyer ASAP.

I don't recall giving an EMD prior to seeing a contract on any deal I have done, even HUD. With that said HUD is usually $500 or $1000 so small dollars when dealing with houses. Did you send in a POF yet? If not this could be what they are requesting.
