New Investor in San Antonio, Texas

Hi, I am a graduate student at UT Health San Antonio and have been living here for 3 years. I'm tired of renting and am looking to buy my first house in San Antonio, Texas. I'm specifically looking for a duplex or 3/4-unit house and want to live in one unit and rent out the other units. My goal right now is to buy one house, live in it for 2 years and then when I move I will continue to rent all units for 5-10 years and sell and hopefully make a profit from appreciation. I plan to put down 3.5% down using a FHA loan. My price range I'm looking for is 90-120K.

I found biggerpockets.com on youtube by watching videos to learn about real estate.  I'm looking forward to networking with people on this site and meeting investors in the San Antonio area.

Does anyone know a good location to buy in San Antonio?  I'm trying to buy a multifamily house under market value and where the house will appreciate.  I don't know how to determine if a house is under market value.  Any pointers?
