Kathlyn,

Not to beat a dead horse, but I will occur with both Roberts regarding letting the PM Company handle this.   Once you have made your selection, they will have all the language you are needing in their agreements.  And I would also recommend using a NARPM member.  We have plenty of members all over so it shouldn't be too hard to find one.

Pari, Your property taxes are inclusive of the school district taxes here in Texas. Depending on what district you are in will determine the price. If you have questions about the rates send me a message and I will get you some info.

Joseph, Four months is a long time in our market. If the house is being shown by Real Estate Agents via MLS then your PM should have access to the names of everyone who has shown the house. The PM should be calling each of them to get their feedback if they aren't already sending it electronically so you can have an idea of what the issue is. That area has apartments with one bedroom units and I'm pretty sure they aren't vacant for four months at a time. Reach out if you have any questions.

Hello John, My recommendation is to build a solid team, and use technology to make your processes smoother. As mentioned before, a bookkeeper/accountant is a must. We currently have two full time agents (including myself), two administrative assistants, and a bookkeeper. We are preparing to hire a third admin so we can begin to grow without issues. A good property management software will make your life easier, as well as allow owners/tenants the access they need. The two biggest issues I think affect property managers are tenancy and work orders. Good software will help be a backbone for your systems you develop to address both items. As you continue to read and take in the knowledge on this site, I would recommend you write out your goals both short-term and long-term. Each investment strategy requires different knowledge, so perhaps pick one and see how you like it. Ask questions as they arise and someone will answer.
