Your approach of looking around the Pearl is good as far as location goes. Unfortunately the Pearl development has driven prices up all around that area. I would continue to look near the downtown area as the City is dumping lots of money into downtown development. The 1604/IH-10 area is good as well for visitors to stay. Lots to do out there.

Hello Emily. I would look at what you expect to get from having your license and weigh the costs. You will have to have a broker sponsor you, you will have MLS dues, you will have other misc fees that this industry loves to charge us :-) Decide whether it's worth the hassle to do it yourself for just find a good agent who understands investors and will work with you. For me the answer was to get my license because I do it full time so the fees are offset by sales. Hope this helps. Hello Kendal, I took my classes online and spent around $450.00. I believe the place I used was St. Edwards University.

For your price range you might also try the south/southeast side of town. Texas A&M just opened their campus on the southeast side so you will have college people looking for homes to rent.
