Single-family residence wholesale investment.

Purchase price: $60,000
Sale price: $72,500

My first and only wholesale deal. I found this property driving for dollars, I passed it everyday while dropping my kids off at daycare. The house had a small fire in it with a little fire damage but a lot of smoke damage.

What made you interested in investing in this type of deal?

The numbers made sense

How did you find this deal and how did you negotiate it?

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $91,000
Cash invested: $18,000

This house was purchased more for the appreciation potential than the monthly cash flow. It's a 4 bed/2 bath, stone exterior house.

What made you interested in investing in this type of deal?

These stone exterior house were only built for about 15 years from the late 1940's - the early 1960's. They have a lot of character and hold their value extremely well.

How did you find this deal and how did you negotiate it?

Driving for dollars

How did you finance this deal?

Hard money, then refinance with a bank loan.

From what I have seen, Than Merril is pretty legit in what he knows about real estate investing.  He's also legit at self promotion and the classes he's offering, for the price he's offering them at, aren't a good investment.

My first buy and hold. We call it the concession stand because of the way it's build with block exterior and interior walls, it looks like a concession stand at a local softball complex. I bought it from the local housing authority, it had been sitting vacant for about 10 years.

I was new at investing and wasn't exactly sure what direction I was going in, but I knew this was a good deal.

What made you interested in investing in this type of deal?

It was a small house that a previous investor had started on and gave up on after the demo work was done.

How did you find this deal and how did you negotiate it?

We found this deal on the MLS, it was listed for $60,000.00, we negotiated it down to $45,000.00.

How did you finance this deal?

Combination of bank financing and personal line of credit.

How did you add value to the deal?

Did a lot of the actual work on the house myself. Framing, painting, flooring, siding, etc....

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

This was also the first house I sold with my REALTORS license.

I've listened to all the Cardone BP podcasts and read all of his books.  He's a great motivator and has a way of getting you to think big while at the same time acknowledging the work it takes to get there.  There seems to be a lot of sentiment in here about what he is doing now is just line up future investors for his funds.  I don't really agree with that, last time he talked about it he already has more cash pledged than he has deals for, for at least the foreseeable future. 

The other thing he talks about though is having the financial discipline to save up enough cash to be an investor, I've heard him say multiple times get to a point where you have $100,000.00 liquid before you even think about going big and investing in anything over a 4 or 6 plex. How you get to that point is starting small flipping SFR, finding good cash flowing 2-4 plex's etc.... At least that's how I'm doing it. LOL. And no I will be investing with Grant when I get to that point, I will be starting my own fund.

Hi Carlos,

Welcome to the world of Realestate! Assignment contracts are pretty simple, it can be as simple as a single sentance: I Carlos assign all my rights and responsibilities for the purchase contract of the property located at (address) to (assignee’s name) in exchange for (assignment fee).  Then you both sign and date, and you’re done.
