Try Linhart - talk to Jared. Can't guarantee they are the cheapest but they do good work. If I remember right, in Omaha anything over a 4' tall wall is supposed be engineered also. Linhart works with a guy who will provide a stamped drawing for relatively cheap.

@Matt Morgan did you ever find a hard money lender in Nebraska?  I've been looking and haven't found one yet.

I was just wondering, has anybody tried buying tear down houses and putting a modular on the lot as a flip? I've noticed people in my area have been purchasing houses in really bad condition, tearing them down and then stick building a new one. One guy even found a crappy house on a large corner lot, bought it for basically land price, tore it down and and built a duplex - pretty smart idea really... Anyway, I was wondering if instead of stick building what about using a modular? It would be faster and the modular homes have come a long way from being just a step up from a mobile home. I haven't checked but I think SF building cost is pretty similar between stick and modular, so I don't know if you would be able to do it cheaper, just faster.

Thanks @Josh Nix, looks like you're even from Lincoln, so you know exactly what you're talking about relative to Nebraska.  Are you planning on going back to the sale this year?

Does anybody purchase tax liens as investments? Here in Nebraska they pay 14%, the state handles all the paper work so you don't have to deal directly with the property owners.  Foreclosure isn't until after 3 years of non-taxes paid, so I would assume most property owners would get the taxes paid in the 3 year time frame and you would get your money back + interest.  And if not you could always go through the foreclosure process after the three years.

It seems like a good investment, but if is such a great deal why wouldn't more people be doing it?  Any thoughts?

Hi, I'm new to the site and found it an awesome resource! I just recently joined but have found the amount of people willing to share information on this site really refreshing.  I've been trying to find a resource like this for a while but usually ran into either the "buy this program from me for $1,000.00 and you'll learn everything", or the "I learned it the hard way and I'm not sharing anything" response. 

I have a general question for everybody, how old were you when you first started investing in real estate?  My wife and I are in the process of saving up some cash to start, but realistically it's going to be a couple years before we start, which would put me right around 40 years old.  Primarily I'm looking to keep my day job and do this on the side and build it up as a source of retirement income.  I'm not to late am I?
