I don't see us ever going Mad Max with small sparse isolated groups of people huddled together in tents, and tumble weed blowing across the empty parking lots of large unoccupied apartment complexes.  If that's what your asking.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $79,000
Cash invested: $45,000
Sale price: $195,000

This was the flip that taught me to always answer the phone when someone calls in off advertising. A very nice lady owned the house, unfortunately she was quite the hoarder. It had gotten so bad she had actually bough another house and moved into it, and this house hand been sitting vacant for about 9 months. This project was great for my company, the money that was made off from it has allowed me to increase the marketing budget to generate more leads for future projects.

How did you find this deal and how did you negotiate it?

Direct Mail Marketing. Negotiated in person.

How did you finance this deal?

Part bank financing, part cash on hand.

How did you add value to the deal?

The property needed to be cleaned out, and brought out of the 1980's into 2019.

Every person has their own motivation for selling at a discount, hers was she didn't know what else to do with the property. This project was great for my company, the money that was made off from it has allowed me to increase the marketing budget to generate more leads for future projects.

Too bad you can't get some kind of license rights to the images of you BNB in the movies. It could be another source of revenue.
