can you claim that on your insurance?  That  really suck!  I have ran into a few low life trash.  Just profile better is my advice.  If they look like trash they are. Sad to say but your chances are better profiling.

Thanks for everyone's advice.  This bad deal just hit me harder than normal.  I guess because they made it known they were going to do damage.  It seems like I need to brush it off as a learning lesson and move on.

Yes I already changed the locks and I don't really expect to ever see my money.  Just the principal of it all.  Someone does me wrong I want to make it perhaps harder for them in life.

yes the collection agency is what I was thinking about.   Do I not have to go thru small claims first?

Once I got them evicted I noticed they did all sorts of damage.  Should I take them to court? i don't really expect to ever see my money.  I kind of worry that they may even try to do more damage to the property late at night while another tenant has moved in.

Also when I do get the court rule.  What is best way to keep the pressure on them to increase possibility of payment?

This has always been interesting to me buy never done it. From my understanding and the state I live in. The only assume loans are FHA and VA loans. My question is how can I know which loans are VA or FHA?

I will continue to recommend RDPD as an excellent starting point for financial education.

I'm not sold on the RDPD seminars and coaching though...

 I agree with you.  For me I grew up in a blue collar family and never spoke about money other than how many bills my parents had to pay.  They always complained about how little money they had after bills were payed.

The buy assets and stay away from liability purchases is key to building wealth and RK really focuses on that lesson.  It way a eye opener for me to realize what I was wasting my money on.  Which I have always been what I call financially conservative (cheap).

His book also helped me take the leap into buying rental properties.

 I have often thought about looking in other areas that are cheaper also.   It's tough for me to pull the trigger with investing long distance.  Joe V has posted several times about how low the home prices are in Michigan.  He also stated they are not low income properties which is key for me.  I would avoid low income properties.

So much information to remember.  I hope the multiple choose questions are very direct and not so much trick questions.  The tests at end of each unit are pretty tricky.  I would love to find a web site that has some examples of questions that are in the Florida Exam.
