Dirty tenant that is not willing to leave or pay.  Had them and hate dirty dead beats the worst!!!

Just like what @Pat L. said.  Just express to the manager you own rentals and you visit the store often.  Some things just can't be avoided on repaired with new.  The thrift stores are good for some but I would not buy Windows.  You never know if used Windows have seals broken.  A air leak in a window would be wasted money.

just use half Clorox and water.  Spray it on the area and it will die.  Problem solved.  The primer it to cover the off color.

I will have to watch the video.  Right now I am going into a job that most people call "the prison with the golden cuffs."

Next month is my plan to excape and finally do what I want to do.

Chad,

Congratulations on the move and your business endeavors.  I am moving to the area at first of year.  I hope to see you at a real estate investors meeting. 

I noticed several people in the Tampa Bay Area post on BP. So I think attending REI meetings will be a great way to learn more about the opportunities in the area.

great points by all.

Based on your no debt only I would look into house flipping.  It was stated above and I also think it's best advice to add real estate in your portfolio.  Buying and holding with all cash does not seem the best move.

I am not sure about the legal proper name but is closing attorney the same as the master commissioner?  All the up coming court sells are posted months in advance on the local master commissioner site.

in Lexington Ky PVA search is free.  I would think it's for public records.  I guess some do not offer web sites.
