It seems to be more of a challenge to find commercial properties for sale.  They are not in such detail as residential properties.  

I have been looking on loopnet but it cost every month.

Where I live you have to give them a 7 day notice.  If they do not comply on the 8th day you need to go to the court house and start a eviction process.  Which In KY it takes another 7 days.  

A good thing to do is post the 7 day notice on the door of the tenant and use your phone and take a photo and text it to them.  That will be your note also that you posted the notice and you know that they will get it.

I have been reading the forum for a couple weeks now and thought it is time for me to join.

My name is Brian and I have been living in Lexington for almost 16 years.  In that time I have purchased 8 rental units consisting of a 4 plex, 3 townhomes, and 1 duplex. 

About 6 years ago I was able to go part time at my job and now I work 2 days a week at my job.  It is great to get away from a job you do not like.

Right now my focus is deciding weather to stay in Lexington or move to a warmer climate in Florida.   I am open to any questions that anyone has for me.  I know I will have many questions.
