Hey Chris!

Definitely check out some local meetups if you can. I've only attended a handful (3) so far and I've already formed some relationships with some really knowledgeable people. Also see if there are facebook groups in your area for real estate investors. In my area there are 4-5 that folks are always posting in talking about deals, changing laws/lending standards, etc...

Read Brandon Turner's book on rental property investing and go from there. That book will show you the fundamentals on why real estate is so powerful. It totally depends how much cash you're talking about, but if you have a meaningful nest egg that you can use as a downpayment on a multifamily and house hack (live in one unit and rent out the other(s) to cover your payment, living for free and building equity) that's the route most beginners take.

Check out tenantcloud. You can send online applications, screen tenants, send leases, store documents/notices and send them to tenants, accept payments, and manage maintenance requests. To Nathan's point above, the ideal software will do most of what you need not just some. I recommend taking 10-15 minutes to watch a demo video of tenantcloud, it's very comprehensive and I'm a big fan

@Jerad Godefroid I’ll vouch for TenantCloud as well. They have a solution for most steps of the onboarding process from digital applications, tenant screening and rent collection. They also have ways to export information to quickbooks with their premium subscription and reports you can run to see how your business is performing. @John Winters thank you John, since I posted this topic I've connected with a great 203k contractor who seems to really know the ins and outs of the program and will be a huge help. Thank you for your input!

@Savannah Esposito I’m not sure if you’ve already looked into this, but a 1031 exchange might be a good strategy for you if you’re selling your current home and owner occupying your next multi. You can use your equity from the sale for the downpayment without paying capital gains on the sale. And owner occupying would likely mean a lower down payment is required too, if that’s worth anything. Then you could use your current savings for another investment property in the future and not have to owner occupy. Just an idea!

@Savannah Esposito I can’t speak to public schools in particular but I have heard that the northern section closer to West Hartford/Farmington is generally safer. There is also CCSU in town right on the Newington line if you’re interested in student rentals at all.

@Savannah Esposito if you’re looking in Bristol definitely check out New Britain. Not too far from Bristol and tons of multifamilies always being listed there! Good luck!!

@Anthony Ziccardi CT REIA just launched a podcast called Real Estate underground. They've had a few veteran local investors on their first few episodes, you may find value in that. Also I know Stephanie Cabral was on the BP podcast, episode 360, she talks a lot about CT specifically. Also in terms of a lease I made mine on a site called EzLandlord forms, they customize them to each state's laws. I'm sure the majority of attorneys you call up would be willing to share one with you as well. Hope that helps!
