Hi everyone!

I'm looking to get in touch with some folks who have recently completed an FHA 203k loan. I'm looking specifically for lenders and contractors with experience, but would also like to pick the brain of anybody who has used one in recent years. My main area of concern is in the delayed payment to contractors, as I feel like that will be a big hurdle in finding somebody who is reliable and will do good work. I'm also hesitant to work with any lenders who haven't had recent experience with the program, so any referrals are much appreciated, licensed in CT ideal.

If anybody has experience, please respond below and I’d love to connect!

@Dor Sagi I might add to the other feedback here that speed is a big factor when looking in a hot market. If you can determine exactly what you're looking for: what town(s), how many units, what condition, what price range, how old the property is, occupied or vacant, etc… that will really help you. You can set up either an MLS email feed through an agent or a Zillow search to notify you when something that meets your specs is listed. Then when you see something you like, act fast! I can vouch for @Andra Kay Johnson as a great investor friendly agent if you're looking.

@Anthony Stevens I’ll second what Evaristo said, I think you and your partner might just need to get on the same page in that the downgrade in quality of life will not last forever. One or two years of “sacrifice” can put you in a position to change the financial trajectory of your family for generations

Hey Doug! Congrats on your first investment property. I'm a newbie in central CT as well and wanted to share a few things I've found extremely helpful in getting prepped for my first rental. First things first, I'd HIGHLY recommend reading "the book on managing rental properties" by Brandon Turner. Among other things, the book will walk you through how to set up your landlord endeavors as a business, including company policies, tenant requirements, late fees, eviction protocol, you name it. Whilst reading through, I'd recommend taking notes and actually doing the things he talks about like creating your policy binder, etc... The end of the book also includes a brief breakdown of state-specific landlord-tenant laws that you might find helpful.

Regarding leases, I've been using a site called ezlandlordforms.com to create custom leases among other forms. The site is super easy and includes a lot of state-specific line items that I've found helpful in getting ready. It walks you through a bunch of line items that might be included in a standard lease and you can opt to add in additional items if you choose. Like other folks have said, CT is very tenant friendly so it's important to be familiar with at least fundamental landlord-tenant laws in the state.

@Shahar Katz welcome to BP! I’m a newbie investor in Hartford county as well. I’ve done a fair amount of market research, I’d say you have your sights on the right areas. I’d also keep an eye on properties in East Hartford, you may find similar cash flow potential to New Britain. In terms of meet ups, @Stephanie Cabral hosts one in Hartford area once a month or so that just started back up again. Feel free to PM me if you like, always looking to connect with local investors.
