Quote from @Seth Jackson:

Good evening! I have followed BP for a while, but I am finally in a spot where I can spend time researching and seriously getting into BRRRR and flips.

I'd like to get the ball running on my first investment property in the next 3-6 months with hard money loans. My biggest pitfall is finding contractors and lenders in this area as I recently moved from TN. Does anyone have a set of general guidelines or resources to look into more so I can be at the top of the game? Anyone here in the Western MA area?

Hey Seth! I'm from Western MA but currently located outside of Hartford CT though I'm back in Western MA for work often. I'm at a similar point, looking to take down my first deal in the next 6 months or so. I've gone to some events in CT that have been great for meeting other investors who have the contacts you're looking for. I know of an event on 10/6 in Springfield, I'll shoot you a PM now. I'd also suggest joining some facebook groups to get in the know about who are the big players in your market. Best of luck!

Hey everyone!

I’m moving to Grand Rapids in the next month or so and looking to build some connections in the real estate space. I’m relocating from Connecticut and have had a great time attending meetups and getting to know local investors. Does anybody know of RE meetups in the Grand Rapids area?

Thanks!

Nice deal Tom! This looks like a steal for West Hartford! You must have solid equity in it at this point. When did you buy?

Also, regarding your answer to the last question what specifically went wrong in the process?

I'm in the process right now of making offers using capital from a HELOC. I'm just factoring the monthly interest payments into my monthly expenses when I'm calculating my cashflow. But also keeping in mind it will be a temporary expense, as I'm planning to repay it within 12 months after closing - depending what the interest rates are. If I can keep debt at ~4%, I'm in no rush to repay.

@Temi Oshin Hi Temi, welcome to BP! I’m located in central CT and just getting my start as well. Have a single family in Manchester and looking for my first house hack around West Hartford CT. I’d be happy to connect and talk about some of the resources I’ve stumbled across so far, or even share book/podcast recommendations.

I’ve been going to some networking events around Hartford and have met some awesome people through both those and these forums. I know of 3 that happen in central CT every month, happy to share those details if you like. There’s actually one tonight in New Britain if you’re available, I can shoot you the details in a separate PM.

Talk soon!

@Gary Robert Burnham Jr. Awesome deal Gary! South Windsor is a great area to have a rental, and scoring a deal like this on the MLS must have been a battle!

Mike, I'm going through a HELOC right now on my primary residence and definitely recommend it for the same reason Ryan mentioned above. My numbers are pretty comparable to yours and a HELOC proved to be the best option for me. Check out Nutmeg Credit Union's HELOC program, they will do 90% LTV on a primary residence.

Awesome deal Joseph! How did you find the deal? Was this off-market? If so, how did you get in contact with the seller?
