If you

Dont give up the reigns a little then your investment will be less passive. Most renters know the bounds of reality expenditure.

Hi 

I have never been interested in section 8 tenants at an Indianapolis property 3/2 $1200 per month. Market rent is priced a little low. I am if anyone out there has used the section 8 tenant program at this price point and how it is working out? It sounds so much easier. 


Its really tough to find someone without an eviction filing or not paying their bills ( credit report)

I'm looking to post an out-of-state rental on Facebook marketplace. Will it show up in my local market place? Or just the out of state location?

I'm trying to avoid local in stare friends from seeing it

I have a tenant that is late about 10 of the 12 months of every year. I think she has been there for a a couple years but it feels like 20. I managed remotely so turnover is difficult and will be expensive. I'm not sure if I should just ride it out Or get her out. I'm not sure what the place looks like inside. I am obviously a low priority on her list. What would you do?

What are the important factors?

I live in California and looking to buy an 8-15 unit complex in the mid west or southern states but I'm open to other areas. I was going off the Landlord friendly state map 2021 What are some good cities to look at?
