Hello Matt,

thanks for your comment. Just to clarify, my father has already used a cash out refi on his house and gifted us the full amount of money to buy our rental in Orlando. Do you mean we can refinance again off of that loan?

My wife and I are within a month of buying our first place in Orlando, Florida. We were blessed to have my father use a cash-out refinance on his residence in Minnesota which allows us to fund this deal 100% (no bank loan). Once we get our place in Orlando, we will simply be paying him back every month, he essentially will be the bank, on the 30 year loan. The question we are trying to figure out before we even secure this first deal is: How/what method will we be able to roll this money out of a cash deal into our second deal?

We won't have the option to use a HELOC or cash out refinance since my father is the bank in this scenario. We are just trying to generate other options of how we can leverage this first purchase into our second one.

Hello,

The church I attend has outgrown its capacity. We currently are renting out a space in a local high school. Is there any commercial buildings or commercial real estate agents in Orlando that could point us in the right direction. I myself am new to the area, and would greatly appreciate any help.

Hello Bigger Pockets,

I have heard a lot about ADU's and the possibilities they can create maximize cash flow for a specific type of property. I am looking for multifamily units near me in central Florida (Orlando, Winter Garden, Lakeland, and Tampa) . My main questions about ADU's are:

1. What are the zoning rules I need to look for when searching for an acceptable property? Lot size?

2. Can an RV/Camper constitute as an ADU?

Ideally, I would live in the ADU and rent out the multifamily to others.

Appreciate any experience you may have had with this, or any resources you could refer me to that would help me find the answers.

Hello BP Forum,

As I posted my first question 2 months ago about locations to move back to in America. I would now like to take the next step and ask for some contacts from bigger pockets members. People you have worked with and could personally recommend.

I will be looking specifically for my first house hack. Duplex or greater.

Looking for reputable: 

1. Credit Unions/Banks that are local and offer competitive percentage rates 

2. Relators that I could connect with in the area that are movers and shakers (not a guy/gal who sells two houses a year)

Currently, I am still abroad in Asia finishing work here, but will be returning back to America this early fall.

Since I a still deciding on location; I have narrowed down to these cities/areas:

1. Tampa, FL Market 

2. San Antonio, TX Market 

3. St. Charles (West St. Louis), MO Market

4. Tuscon, AZ Market

I would truly be appreciative of any contacts in both fields that you personally have worked with and could recommend.

@Michael King I 100% agree that moving to a place that "I" genuinely want to be is great advice. As of now I am thinking of LTR for slow but constant growth in cash flow with wholesaling as an income generator that can be variable, depending on my diligence to find new leads.  Where in St. Louis? I know St. Charles quite well, as my cousins use to live there. Thanks for your helpful information.
