Hello, I live in AZ and was looking at other states to invest in long term. Is Idaho a good place to invest and cash flow money each month?

Seems like no one is answering your question about Idaho so I'll weigh in. 

With prices rising and people moving here its difficult to find cash-flowing properties that will work in the first year. You CAN find them, but without finding a good deal, years 3-5 is when the cashflow starts to get exciting. (historically speaking)

Given the last 10 years this is more of an appreciation market. Tighter cashflow but somewhat aggressive appreciation. But as we all know... its never a good idea to buy hoping/expecting appreciation.
