What qualities makes a realtor a good fit for a REI?

Obviously things like professionalism, experience, integrity, good character, etc. are important.

But specifically, are some realtors better suited to serve REIs than others?

REIs and average Home-buyers are two completely different segments of the market, and so are their wants/needs/fears/mindsets. So I would assume that some realtors focus in on targeting average home-buyers, and others cater to REIs. 

I know a lot of property management companies out there will pay a referral fee to the realtors that send them positive leads.

This is great as long as the PM company is reliable.

When working with REIs, your word is your bond, and you need to vet the PM companies before sending referrals their way.

Also, you probably want to make sure the PM company sends the lead back to you if they decide to sell.

Am I missing anything?

From my conversations with Realtors and REIs on BP, I've learned that many realtors are focused on closing deals with the average single-family home buyer.

What happens if this average buyer decides they want to rent out their home? (traveling, moving out of state, etc.)

To be clear, I'm NOT ASKING what advice you would give to them. 

I'm asking what typically happens. 

Do they call up their real estate agent? Do they put up a For Rent sign in their yard on their own? Do they seek out a property manager?

How do typical home-owners handle this situation?

@Account Closed Thanks for the reminder of the Know/Like/Trust factor. As you pointed out, probing to learn about the audience is really important (which is actually the whole point of engaging with people on BP).

@Andrew Johnson Thanks for the insight, Sir Andrew.

You pointed out a lot of valuable insight on the questions your are asking of PMs and what goes through your mind.

I think from here my next step is to follow @Steve Rozenberg's advice and make a series of videos with our property managers answering the most common questions that REIs are going to be asking – ie. the questions that you pointed out.

I've been looking at eCampaignPro as a marketing resource. It's a national email list of roughly 800,000 real estate professionals. They say they have been trusted by real estate professionals for 15 years, and apparently they build their list from opt-ins that that you can click on when signing up with major MLS systems, etc. Do any of you get their emails? Any thoughts? Do any of you USE them for marketing?
I know a lot of realtors like to focus solely on selling and aren't interesting in managing properties themselves. Do realtors refer clients to property managers? And if so are they getting paid referral fees? Do these referral fees make up a significant portion of their income?

I'm a digital marketer: Impressive resume/ but I feel like an idiot when I'm talking to real estate professionals.

There is a lot of industry knowledge to try and wrap my head around.

Right now I am developing inbound marketing campaigns for a property management company. Marketing SFH to tenants seems to take care of itself via online listings, and yard signs. Its connecting with investors and landing new management deals that I am primarily focused on.

What does EXCELLENT property management marketing look like?

What do I need to know/learn so that I can give my client the best possible marketing service?

Do you have experience or advice for sending "blind" emails to Realtors that are on a national emailing list?

I began working for a property management company 5 months ago to help them develop their online marketing.

I'm working on an email marketing campaign geared towards building relationships with realtors and promoting our realtor referral program, and we use a company called eCampaign Pro to send out email blasts to registered real estate agents.

Since I am somewhat new to the real estate industry I am trying to wrap my head around the DOs and DON'Ts of networking, self-promotion, etc...

That being said, I want to learn from some of you real-estate agents:

  • Are any of you registered on any of these realtor lists?
  • What is your experience like, and have you gotten any value from being on these lists?
  • Do most real estate agents actively refer clients to a property management company?

Any feedback would be really helpful!
