Thank you for your input. I have definitely been trying to focus my research on the more desirable parks.   

Any suggestions for finding deals within these parks?  All of the listings I'm finding online seem to be priced too high to have a good enough spread.  I'd like to do a mail campaign but not sure how to target so specifically. 

John Arendsen I was looking into doing some flips. Obviously motivated sellers of homes that need a lot of work would bring the largest spreads. I was asking about how people market to these people specifically because i would like to get to them before they are listed at higher prices.

What sorts of tactics do you use to find motivated sellers of MHs? Do you mail to entire parks? Somehow target your mail?
