Less than 10 miles opens up a lot of areas closer to downtown.  Clairemont, San Carlos, Chula Vista, Serra Mesa and Mira Mesa to name a few.  If you are looking for distressed properties you should be able to find sub $500k in these areas. 

If the criteria gets more picky then it will make things more difficult.

We got our inspection results back on our duplex in Indianapolis by the zoo. We are looking for a contractor/handyman and an electrician to give us quotes. We will be emailing the inspection results in order to receive the quotes.

@Mark Douglas Oh god no!!  Lol. We bought in Indy. This will be our test property. If everything goes well we will get more.

Jordan Sutherland If you are holding property for 10+ years it makes a little sense. As long as that particular market doesn't take a big hit it should in theory make you money. The problem I see is do you want to wait 10 years to see good money out of a property? Why not buy cash flowing right now so you can get the ball rolling a buy more? Disclaimer: officially closing our first property at the end of the month. This should be a 2+% producer for us.

@Account Closed As stated I was emailing to try and cut out a step. If I have 3-4 questions about a property I figured it would be a lot easier to just reply to them in email form vs over the phone. That being said I guess these agents don't take emails seriously so I'm going to have to call them.

@Russell Brazil  Well I thank for your input. I guess your point also backs up what others have said about providing proof of funds so they know you mean business
