@Ron S. thanks for the feedback. If the value is less than the mortgage why wouldn’t they? They are going to lose any way it would save them time and attorney fees, taxing taxes and ins, etc?

Have my eye on a property at auction with a HOA lien I will be paying off but there is a reverse mortgage first that is with HUD. Has anyone ever tried to negotiate a reduced payoff amount with them? They have not started the foreclosure process yet. Thanks

If I buy a condo through a tax deed sale that has a HOA balance and a balance with a monthly recreational lease are they wiped out or will is still owe after I buy property through tax deed sale?

I bought a condo on the auction and there is mold in it. I got a quote from two mold removal companies. One of the wants to do Dry Fog and they gaurentee it will kill all mold even in the walls without taking out the areas affected. It is 20% of the cost of full removal. Has anyone heard of this technology? Thought? Thanks 

@Wayne Brooks thank you. So the only liens that get whipped out are second mortgages pretty much? When you say utility charges you mean water correct? It’s my understanding that Florida Power and alight balances are 0 for new owner even if there is a balance.

What liens survive a first mortgage foreclosure? Let’s say you buy the banks lien at the foreclosure auction and you win the bid and own the property. What liens get whipped out and what liens survive?
