Thanks. There is the association then the rec association. I closed out the association and now there is a balance with the rec association but they never filed a lien. There is back taxes too where application for tax deed sale was put in 2015 but never excersised.

I just won a bid on a condo in FL 3 days ago in my personal name. I found out there is a HOA I didn't know about with a huge balance I am responsible for. If I quit claim the property to a LLC of mine the day I get certificate of title will that protect me from them coming after me personally if I can't work out a settlement and want to walk away?

Thanks. Would it be better to QCD it to a company so they can’t come after me personally if they don’t get full judgement amount at auction?

I won a bid in FL on a HOA foreclosure that has no mortgage. I found out after there is another association where there is a 32k balance I have to pay. I had a few questions.

1. If I just let it go back to foreclosure can they come after me post sale for any deficiency of judgement?

2. I bought it in my name I do not have title yet I should be getting that in a couple weeks. When I get title should I quit claim it to a LLC I own?

3. Do you think the association will negotiate with me.
