Are there any possible liability issues with a investment property that has a pool?

The contractor I hired that was referred to me by the head of the condo HOA who does all their drywall work is unlicensed I found out. The contractor strung me along for over a year but finally completed the job. He hired 3 subcontractors I didn't even know about until mid process. The job is finally done and he isn't getting me the final lien release from the subcontractors. My attorney told me that because the contract is with a unlicensed contractor and I was never alerted of any subcontractors that even if the subcontractors put a lien on my property it can be removed in court easily. Is this true? Thank you

Permits are approved and he has 6 others going in the condo complex. Don’t think he is going to stiff me just need to get him going.

I gave a contractor 50% upfront to renovate a condo (my mistake) and they are dragging their feet to start renovation it’s been 8 months. They did take out dry wall but that’s it. What can I do? Thank you

How long does it usually take for a developer to get a CO after unit has been complete? We signed a contract 3 weeks ago and that’s what we are waiting on to close.

The developer said when we signed contract we can close in less than 45 days now they are saying we can’t but won’t give us a firm closing date. The Certificate of Occupancy has been issued what are some other reasons they would want to delay? Unit is complete so they don’t need to do any construction on it. Thx

When a property goes to auction for a delinquent HOA lien but no one bids on it and plaintive wins auction what happens to the property? Does the HOA now own the property and is listed on title?
