Hey @Garrett Masiulis sounds like you want a hard money lender and your partner might be the door youre looking for. BP has a calculator you can plug all your numbers in and figure out how much you and her would be netting depending how your deal would work out. Advice is if you find a solid deal then let the numbers talk.

@Jeff Riber that sounds like a pretty good idea, where would I be able to look that up? possibly online or would have to go down to the tax collectors office in Jax?

@Mariya S. try using rentometer.com might give you an estimate of properties around your potential home

@Andrew Smith if youre in the military why dont you look into using your VA loan, no money down.

When I was filling out my VA loan questionnaire it said something about being a dependent. If you're still a dependent you might be able to do it that way. I think the best way to find out is call the VA lender and ask what the actual details are.

@Jonathan Beemer There are ways to find lenders. Being over seas you can listen to the podcast and read to get some more knowledge in the subject. Also you have the ability to use your VA loan. There was a recent podcast about a guy in the national guard deployed over seas and he saved enough to buy a home when he got back to the states. I am not sure on what number it was but it was fur sure in the past 2 months. That might offer you some insight hearing his story, now he was an officer and they make a significant amount of money difference. Im active duty in Jacksonville, Im still new to the process and how things work, but if you need anything let me know man!

So Ive been following BP for awhile now and listening to the podcast and the occasional webinar. I have not purchased a property and have not even gotten a lender yet, but just applying for it and hearing how much you would get approved for. Its further than I have ever been in the real estate world, I can only imagine actually purchasing a home and having that monthly income coming in what that feeling will be like. Point of this post was just to share how excited I am and thankful I am for the BP community even getting me to this point. I would have never even gotten this far without hearing about everyones success stories! Looking forward to the upcoming months to hopefully have my first house hack under my belt!!

@Account Closed Not sure where I went to settle since I will be moving around alot being in the military. I do know that I would love to have some passive income and house hack if I could find a deal on a duplex-fourplex. Thats why I am reaching out and being as active as I can to learn anything and everything. 

Thank you for the advice though! Thats exactly what my father would say. lol
