Best course of action I've had was driving around writing down addresses. I would then go into the town accessor office online and locate the owner, either send to that address or the address posted. Sent out 17 so far and have had 2 respond not currently looking to sale. So it does work. Just takes time driving around.

Everything is for sale for the right number.

Hoping this is the right forum!

HI everyone! I am a fairly new real estate investor in Rhode Island. My wife and I are working on closing our second multi family a 4plex. That being said coming into the new year I am wanting to sindicate a deal. I have a lot of resources but no experience. Due to Covid it has put a hardship on getting out there and networking. My question is, how does one network? Everyone says that is a need in real estate to be successful, so here I am.

I myself have been looking in Providence for multi's and Anthony put it well, there is a large amount of neighborhoods in Prov, and not all of them are where people would want to put their money due to things like crime rates, not good school system, ect. The neighborhood you buy in is going to attract certain tenants, then there is your housing types.

If you're just getting started you will learn all this with town, but if you're dead set on out of state investing to be your starting point, personally I would look in the south or mid west because you get more bang for your buck!

Hi Erica! Florida huh? From experience I can say I wish I would have taken the plunge back in 2014 when I got stationed there. From the out of state perspective it is a hard one to do. I know a lot of people that do, do it. They find property managers and who vet the tenants. If you are dead set on FL you may want to even look into turn key properties who do it all down to the mortgage, all you have to do is provide the capital for the downpayment! I am currently looking to invest in RI as well.

I have only seen a handful of parks throughout rhode island since I have lived here. I know there are a couple in portsmouth and middletown.

@Kyle Brodwater I am currently going through this process right now, AD stationed in Rhode Island. The work around from what I've discussed with my broker and she spoke with the head of underwriting, just got off the phone with her. Is that if you can provide a landlord certification stating that basically you know the ins and outs of being a landlord and can prove to be successful. The lender will sign off on utilizing the rent from the other unit. Hope this helps

Really sounds like you have a clear plan ahead man. I have been doing the stage you're in for the past couple years since I joined the military. Myself and significant other have been talking it over and we are also looking to purchase a duplex as such in the similar area and house hack it for the first year. Biggerpockets is a great resource. 

The fact that you've read rich dad poor dad puts you ahead of most people. Such a good book and fursure will make you change the way you think about a "job" "career" making your money make money.
