Moving to Jacksonville Atlantic Beach. First Multi Family!

Well as the title states. I'm moving to Jacksonville/Atlantic Beach area. I've already been looking at houses and to your suggestion what is to much for a beginning venture? I've read a bunch of books and what to look for, and I know what I would like. Speaking numbers in general I basically want to house hack. And do some renovations. Do the brrr effect basically. Process. I'm going to use the VA loan. Should I start that process now? Does one have personal experience with using this type of loan where to go through? Price. If it's profitable what's a good price with someone thats not going to be putting a DP down and has little cash equity. I can look online, but would a realtor help at all? Thank you all!

@Bradley Scruggs in general, there's not very much multi-family (1-4 unit) inventory available in the Arlington/East Arlington area.  It just wasn't the thing to do when the area was developed back in the day.  If that's what/where you're intent on buying, I'd get the tax records for each 1-4 unit property in the area and try to locate phone numbers for owners, then call them.  It will take some time, but I know you'd get at least one good deal out of it.
