@Randall Alan but if the house is turnkey how do you even take out all the equity out of the house if there's equity in a house that's somewhat I'm going to call brand new say I don't know after 6 months to a year. And I may reconsider the 1031 exchange it does sound complicated. I'm more of a buy-and-hold idea but then again the market I'm in is NYC. Oh yeah how many turn key houses did you start off with before reaching 40 units ?

@Randall Alan when you say turn key are you talking about a house that need little to no work or already renovated and updated ?

@Randall Alan okay my original strategy was house hacking and BRRRR strategy I may do the other strategy one or twice after the first three years. The other strategies would be flipping 1031 exchange and maybe wholesale meaning buying the wholesale House instead of doing wholesaling.

@Randall Alan the reason why I did not include closing costs I would ask the seller to do the closing cost the idea was to save as much money as possible which I know which does not always happen.

And the reason why I use a random number since i know nothing about analyzing deals because Brandon Turner always says run numbers if it means running hundred of number on hundred of house.

I want your take on the idea about being a real estate agent what are the pros and cons of being a real estate agent, as supposed to someone who is not and thinking about investing in rental property any info would be useful from actual real estate agent that works in the field.

@Betsey Biggs that is definitely way up state. how do they check their properties from time to time?
