The lease does state that deposit will not be returned, but I will wait and see how there friends check out and we hopefully can work out something positive for all parties involved!

My lease does state that the deposit will not be returned if leaving early. Just wanted to see what others thought. I like the idea of adding the early termination option to the lease, sounds like that would be a great option for this situation.

I have two tenants (roomates) who need to break lease. One has work relocation and the other is a college student that has job internship. I have no doubt they have legitimate reasons.

Lease is one year and they are 6 months in. They think they have someone who would want to rent. I would end their lease and do background checks on new potential tenants.

Should I still keep security deposit for ending lease early?

If new potential tenants don't meet requirements they seem to be content to continue paying lease agreement until I find someone or agreement is up.

Your experienced opinions are very much appreciated, Thanks in advance!

After this happened, hopefully, the tenant will place importance on delivering the payment in person.

I would recommend that they either be shown how the box works or asked to only deliver rent during business hours.

Thanks again for everyones advice! I decided to just take care of the repair at no charge to the tenant, great to read all the different opinons!

Thanks everyone, looks like I will pay for this one, luckily not a very expensive fix. Actually my repair guy said he wouldn't charge me parts and labor, but said he had to charge me $55 to get into her nasty tub! lol

I like the no slip socks idea Shane, made me laugh!

I have a tenant who "slipped on soap and broke tub faucet off". She is section 8, so I don't think she would have money for repairs up front.

I don't mind paying for general maintenace but fill this is her fault. Should I just fix it and take the repair cost out of her deposit when she leaves? If so I was thinking of not letting her know I was deducting this from the deposit until the lease is up. Hopefully she will try to take care of things in hopes of getting her deposit back.

Any thoughts are greatly appreciated!

I have no idea of the market in your area as I am across the country in SC.

The first thing that comes to mind is "could you refinance now at a fixed lower rate" making it worthwhile to keep this unit longterm.

My next thought is to rent to the tenant month to month which sounds like a win win for possibly everyone involved. You continue to get cash flow, tenant has place to live, and potential buyer is able to see rental potential with tenant in place.

I post qualifications in my ad and also make sure they know these once i get a call. I explain application fee per adult in home, income 3 x monthly rent, and must have good rental history and cedit.

Most that do not qualify will either say they will call back or just let me know they do not qualify. However, some will set an appointment and not show up.

Tom I don't consider myself an expert, but I do have one rental with section 8. The payment is never late, and it is direct deposit. Not really too much additional parerwork here in South Carolina. There are annual inspections with certain requirements they have, but you basically just have to keep the home up to reasonable living standards. That is probably a good thing for any house!
