Thanks for the opinions, I think I have coverd all the major issues on it for now. I will let it provide income now!

I bought a single family rental 8 months ago. The tenant of 8 years has signed a new lease. The house was in need of numerous repairs. I replaced the roof, put some new flooring, remodeled the bath, and painted outside.
Most of the previous repairs were really needed. My question is, should I continue to get the house in better shape in case I need to have it ready for a new tenant? This may also help keep the current tenant, or should I follow the "if it aint broke dont fix it rule?"

I have two single family rentals. The first I purchased Oct 2012 with a section 8 tenant of 8 years. The second I purchased a couple months later from the family of a lady who had lived there for 30 years. The condition of the two houses could not be more different, I bet you can guess that the second was in much better shape!
I have enjoyed reading so much information on this site. I am looking forward to learning, growing in inventory, and hopefully I can eventually provide some great advice as so many of you have!
