tenant needs to break lease

I have two tenants (roomates) who need to break lease. One has work relocation and the other is a college student that has job internship. I have no doubt they have legitimate reasons.

Lease is one year and they are 6 months in. They think they have someone who would want to rent. I would end their lease and do background checks on new potential tenants.

Should I still keep security deposit for ending lease early?

If new potential tenants don't meet requirements they seem to be content to continue paying lease agreement until I find someone or agreement is up.

Your experienced opinions are very much appreciated, Thanks in advance!

It would seem the two guys while not stepping into an ideal situation for you as the landlord are making good on the lease terms. They have given you notice and they are even trying to find you a replacement to the best of their ability. By your words, they are content to pay until they are replaced.

It is not clear what your lease paperwork says about such things but on the ethical side, I would venture to say that if they have not damaged the property give them their security deposit back in the normal course of terminating their lease.

By the sounds of the guys, it seems like if they have like minded friends, you would have some pretty good tenants. Consider the other way this could have gone then do the right thing.
