Sounds like you are dealing with a "child" who is making threats to get their way.  Whenever dealing with a situation like this (child or tenant) I would pose multiple options to the tenant to resolve the situation.  Be sure to communicate the fact that you are hearing and understanding their concerns and that you want a solution just as badly as they do. However, posing threats such as the "situation will get a lot worse" or "I will not pay my rent" are not options and will not be tolerated. 

  I would offer two situations such as, 1) You will gladly facilitate a remediation with those parties involved and hopefully find a solution everyone can live with, or 2) You will gladly refund as much as possible of their security deposit in hopes it will allow them to find a place they can feel comfortable, IF the unit is left in a suitable state.

I recently contacted a seller who is offering a commercial stand alone building located in a seasonal beach town in Upstate N.Y.  The building is leased May through September and is available at a great price.  The seller informed me that the site formerly had a gas station on the property and the state came in and spent $180,000 to remedy the site.  However, the state placed a lien on the property which led to the seller declaring bankruptcy.  The seller informed the lien does not impact the ability to run the business on the property.   

Any insight on this?  What am I missing?

Looking for insight on a property in my home city.  There is a mixed-use building that is currently vacant.  The building is over 200 years old and has been used in a variety of capacities.  It was originally a hotel with a first floor restaurant.  It boasts 8 rooms that have supposedly been converted to apartments, and the first floor has seen different businesses come and go over the past 75 years.

However, there is a fair amount of history associated with the building.  Abraham Lincoln stopped and stayed in 1860 as he was moving on to New York City for a campaign speech.  It has been rumored that Martin Van Buren also stayed at the hotel.

My question is how can one profit from the historical nature of this property?  Are there any revenue streams that could be explored from the history this property holds?

Does the depreciation deduction ever change?  Am I able to use the amount of my 2015 deduction if I am making projections for 2016?

Protects just the individual in need of the service dog, not the actual animal.

It's tough to convince people to offer up money at a good rate without a solid portfolio of experience.  As mentioned previously, private money from those who believe in your experience and can see the numbers would be ideal.  If not take some hard money at a higher rate to pad the resume with some results.  Good luck!

Depends on what your goals are. Depending on the size and scope of your real estate investments would dictate what makes most sense as to whether get an umbrella policy or an LLC. As you mentioned, the LLC, when established correctly, should offer more piece of mind when worrying about potential issues and future lawsuits.

Just looking from feedback from anyone who has been there before.  I purchased a MFH last year and inherited a tenant who had just signed a two-year lease.  The rent was about $100 below market.  This tenant, however, is ideal; takes fantastic care of the property and is impeccable with rent being sent on time.  Ideally I would like to get the rents back up to market.  How do I balance the need to raise the rent by $100 to get it to market, but at the same time ensure I get to keep her as a tenant?
