First Flip need help

So I have a Deal under Contract and need some advice of where I can find funding for it since my business partner and I haven't got a flip under our belt yet so hard money is kinda off the table. We have a LLC and He has good to great credit but this is a expensive deal and we are planning to do a lot of the work on the property since we are both good at building.
