Depends on the kind of property the college is buying and whether or not that purchase will competition will hurt.  One constant is the demand for off campus housing, especially near major state universities.  What college are you referring to?

@Steve Volk there is no one answer to your question. If you are sure your home will appraise for the amount necessary to make your cash out refi work for you, by all means start the process and ask a bank. Most LTV for a cash out refi are 75% and many banks will also take closing costs out of the loan value. You could always wait a year or two to pay down the note and then be able to pul out more money. Just a few thoughts. Good luck!

@Mario Hernandez I'd definitely consider touching base with @Brandon Turner and the BRRR strategy. I'd suggest renting short-term to avoid the large capital gains tax you would incur. Pull out all that equity you have on that property and buy another. Keep the ball rolling, ideally to the point where you buy a few houses a year and sell a few houses a year. That would give you continued cash flow and continued equity build-up, all the while pushing off your tax liability, ie. the 1031 exchange.

In theory, wouldn't the lack of domestic stability in the markets remove the interest from foreign buyers? Wouldn't gun-shy foreign buyers remove an element of competition from the market, therefore leading to a decline in prices? Just a thought.

Thanks Luke.  I figured there must be a strategy to determine how the miles are divided up.  I figured using the same trip and claiming it more than once would be "double" or even "triple" dipping it.  I appreciate your response.

I currently own or manage two different real estate LLC's. When I travel to the bank to deposit rents each month I deposit all the rents at the same time. Am I able to take the travel deduction for both businesses even though it is only one trip?
