My monthly P & I payment would be lower with a 20 or 30 year mortgage.  It isn't a large number, but I was just wondering before I explore more of these type deals.

Hey All,

After analyzing a deal for a SFH rental mortgaged over 15 years I have a negative cash flow for the first six years. Is that an absolute no-no? I prefer the buy and hold strategy so I don't mind having negative cash flow if it will yield more down the road and I have enough reserves to weather the first few years. Any feedback would be appreciated.

Hey All,

Currently just have a SFH rental. I have about 70K free cash, and am pondering what to do next. Part of me wants another SFH paid in cash and just collect debt free rent, but another part wants to keep cash available for a possible flip. Any advice from people who have been there before? Thanks!

Just looking for basic advice from a new REI. I am mostly interested in SFH and flipping, but also have interest in MFH and multiple unit properties. I will be closing on my first endeavor, a SFH buy and hold that I purchased for $75,500 putting $25K down. I will look to rent it for around $850/month.

I have around 70K free cash. Part of me wants to buy another SFH all cash and just build wealth for my next down payment through rent, but another part of me wants to keep cash on hand for any possible REO properties that I could flip. Any advice from anyone who has been in my shoes? All perspectives appreciated. Thanks in advance.

Hey All,
I am looking to upgrade my BP account.  The one aspect I really like is the Property Analysis Software.  When It says "full" for the pro membership and "limited" for the plus, how many reports to do you get for "limited?"  Any feedback would be appreciated.

Hey all. My name is Brad and I am a REI from Central NY. CNY isn't what you would call a hotbed for real estate activity, but I feel now is an excellent time to dive into real estate investments. I live near an area that is constantly rumored to be bringing in a micro chip plant, as well an area that has gone through environmental turmoil. Up to 100 homes in my city will be bought by the state and demolished because of flood damage and flood dangers, making this an excellent time to invest in rentals. I will be closing on my first SFH in the next two weeks, and am looking to hopefully buy a few more in the coming months. My ultimate goal is the parlay those into more SFH or MFH that offer better economies of scale. I have already received great feedback from many members, and look forward to collaborating with other like-minded investors throughout the nation.
