What’s up BP! I seen a single family home in a good location with a decent price. If I was to get the 2 car garage converted and rent out the garage. Will this turn the property to be undesirable? Or when trying to resell down the road? What are the cons?

What's up Bigggerpockets , there are 3 duplexes on the MLS that seem of interest. According to my agent . in order to view them the sellers want an offer written out, assuming the condition. Upon the seller accepting the offer they then will try to make arrangements for me to look at the duplexes in order to agree to move forward or not with the sale. Question should I entertain this or say screw them based on some having not so good of pictures? Thanks all in advance !

@Dan H. good points you made about the non qualifying rent for ADU as opposed to a Duplex. I'm going to do some more homework on this thanks again!

What's Up BP! Me and my mother were looking for a duplex to house hack, we got approved for up to 500k but my question is I know with slim inventory and more of a selection on Single family homes I wanted to know if we are able to purchase with a standard FHA loan on a Single Family with a good size lot and and say couple months down the road turn around get a Renovation loan on the ARV with an ADU on the property to rent out due to the New laws for ADU have taken place I figured this will be another avenue to explore than just a duplex to house hack? Has anyone heard of this? Thank you all in advance!

@Matthew Edwin Cushman good point you made thank you for your response to the post. So when I move out it I will be able to rent the other side out anywhere from 12-$1400 which will cash flow positively about $300.
